Habitat for Humanity® Idaho Falls Area is accepting Partner Family Applications. Partner families must have lived in the Idaho Falls area for at least one year and must be U.S. citizens or permanent residents.
Partner families agree to:
-
save $1500 for closing costs
-
attend homebuyer education classes to learn and practice budgeting, home repair and home maintenance
-
maintain the land and home after purchase, be a good neighbor, and abide by any neighborhood regulations.
Habitat® homes are simple, no-frills, affordable, sustainable, energy efficient and built in modest income neighborhoods. Habitat® builds homes with partner family and volunteer labor using donated materials and sells the home to the family at no profit. The purchase price to the family varies because it depends on the construction costs and professional services. It is usually substantially lower than comparable housing. Habitat® charges no interest on the mortgage. Mortgage payments are affordable and go into a revolving Fund for Humanity® which is used to build more Idaho Falls Area homes. Partner families save many thousands of dollars on build costs, loan fees and mortgage interest.
How long does it take to build a Habitat® home? Habitat® homes are built with volunteer labor using donations of building materials and money. Volunteers have other responsibilities, materials and money may arrive slowly. We complete each home as quickly as possible, but it may take longer than we or you expect.
How are partner families selected?
Partner families are selected based on three areas of consideration —
First is ability to repay. Families need to have a minimum steady income. Maximum income is based on family size. For the FY 2012 Family Income Guidelines, click here. The selection committee will need your permission to verify income, checking and savings account information. You will be asked to provide landlord reference information. The Selection Committee will also run a credit report and do a background check.
Second is participation in partnering. Families need to understand the Habitat® partnering process and be willing to participate. The partner family is required to complete 100 hours of volunteer work for Habitat® Idaho Falls Area before ground is broken on the family's home. Additional "sweat equity" hours are required — 200 hours for a single parent family and 300 hours for a two parent family.
Third is current living conditions. Members of the Selection Committee visit applicant homes in an effort to understand the family's present living condition and need for assistance.
